60,000 dollar less offer on dual agency home

I have a home listed for close to a million dollars (960,000). My agent is representing the buyer and they offered 5% ish under list and 60,000 under list price within 48 hours of listing. Would you be suspicious of the offer? The market is slow and is the a mountain area of colorado.
