So I was working with a realtor on 3 different deals that didn’t close
After awhile I let the agent know we are going in a different direction. She said ok and thanks for letting me know
We found another agent. He’s kind of pushy sometimes. There is a home that we are interested in and we had an agreed upon commission. He said he would sign 1.5 commission for purchase and if they gave higher we would sign a new agreement. Now he is saying he did not agree to that and his min is 2.5 percent. He showed us the home, but we didn’t sign any agreement (NAR rules state it should be signed a buyer agreement. My wife and I are talking if we should use him or find someone else.
Question: if we used someone else to the home he showed us since no agreement was signed. The agent would not be entitled to anything correct?
Also I honestly just want to use an attonery to purchase the home at this point and use another agent to sell my home.

Seller did not sign all paper work. Asked for DD money and then they would sign. We said no, my realtor should have got all paperwork signed before presenting
New construction, they tried to change the layout and didn’t want to sod. We pulled out. Builder fault
A 2016 home needed many repairs. Seller wasn’t going to repair. We were going to pull offer and then seller said they would make all repairs. We got earnest period extended. Then they said they needed more time. We didn’t want to give them more them, they had 2 weeks. So we terminated… I called to get my earnest money back the next. The attonery said they didn’t get a termination notice. I called my realtor and she convinced us to sign another extension. So she pretended like the termination we signed didn’t exist. Anyway to protect the earnest money we signed another one. We gave them more time and they still did not want to do repairs. So we terminated again….
