We are in the process of closing on a home and the appraisal came back way lower than anticipated, and our realtor called to talk to the appraiser (who is a realtor).

When the phone was answered, it was the appraiser's husband (who is also a realtor, and our realtor thought he was the appraiser) who answered and discussed details that were specific to the appraisal. The comps that were shared were drastically different than the home we are buying - one being right up against a 6 lane highway where as ours is tucked into a neighborhood. When we asked if we could submit better comps, he said that "the data shows what the data shows with our comps" and said they likely wouldn't budge.

Is there any conflict of interest, or legal matter, that the appraiser shared information with their spouse?
