Ok so first off, this will be my second home purchase (primary residence) from a distance/online only/remotely. I have a budget of around $16k TOTAL for the home, relocation etc WHICH IS DOABLE, DONE IT BEFORE.

I'm intelligent and know how to research, what to research, how to send a bid etc etc HOWEVER, due to my searching being limited to online only listings and many other reasons; but knowing there's SO many more listings out there that just aren't listed online, I decided to reach out to several large companies online and try to find a Buyer's Agent. The only response I received was a lady, as politely as possible, telling me I wouldn't find one anywhere because of my low purchase price range. ---Is that generally a correct statement? That if you only have $15k cash that agents won't help you because their commission wouldn't make it worth it?

I have my options narrowed down to about 40 states; with maybe 5-7 states that are most appealing due to availabile listings online to search through. So my options of where to move are WIDE open. ----IF there are agents that would work with someone with a budget of about $15k cash, are there buyers agents that are legally allowed to help a buyer look in multiple states, or is it single-state only? (I understand the concept that an agent should even only be located in a specific area to serve the buyer best, just curious)

Since I am unable to just travel coast to coast physically to search for a home, ------are there any ways for me, online, to find homes for sale that aren't listed on Zillow, Trulia, Realtor & Redfin? Each of those have different listings, different information (from photos to descriptions and even listed prices; a lot of which still show homes for sale that were recently marked sold on other sites). I've checked out the fsbo site and listings on aforementioned sites, looked through listings through a government program, can't even recall the name of it. Foreclosures, Auctions and Bank-owned are out of the question so can't use any of those sites. I've tried skimming through a few block radius using Google maps to try to find homes with for sale signs in the yard but that's so outdated and unreliable and time consuming.
