Buying house cash

I know this has probably been asked a million times but need some insight. Gfs mom inherited a house and wants to sell it to me dirt cheap. I got it appraised and we’re gonna pay the inheritance tax after the sale. There’s only about 4k on the mortgage. Don’t need inspections or anytning I just want the house. Do I just need to contact a title company?
