Buying My Parents House, Rates???

My husband and I are in the process of buying my parent’s house. They are gifting us the equity so we would only pay what is left on the loan. They got amazing rates as they purchased in 2019. Is there anyway we can keep their rates?

I don’t know if this means anything but we also finished the basement which added 3 bedrooms and a bathroom to the house and we finished the backyard with grass and a cement porch.
