I, along with my lender, agent, and the sellers were all surprised to learn last minute that my condo required 10% down not 5% down. By last minute, I mean I had surpassed the date on the contract saying I could back out if funding was an issue (Lender had the contract and was aware of this date and very careless about how royally they Fd me). (Seller couldn't care less- stated they would sue for the repairs they did and any other realized losses that didn't equate to what I had offered)
My lender actually thought it could NOT be funded altogether and canceled my loan, calling back the next day to say it could be but only if i double my down payment. Fortunately I found many other lenders right away that knew how to fund me, but coming up with double the down payment was for the birds. Literally, 2 weeks later I am still coming down from the sheer panic and stress this put on my system.
I can't figure out whether to blame myself or my realtor or the lender or the sellers for not knowing. Any thoughts?
