Just sold a townhouse, which was estimated to be around 340,000; one townhouse in the same lot sold for 370,000, one of the major reasons is perhaps it had better renovation,
I have another house to sell in the near future, the most recent report I got is this house has a few exterial boards that had become rotten. A new painting job both exterior and interior is in order as well.
I am wondering how much money I should spend on this renovation? It is hard for me to put myself in a buyer shoes completely, if I spend too little, this house may not be sold to its max potential; if I spend too much, the extra money may become an overkill and goes waste.
Would talking to a real estate agent about renovation help? I have this impression that agents are more interested in selling a property fast instead of working out a long term plan with me, which involves in renovation and etc.
Any suggestion is welcome.
