I would appreciate some advice. Iām a first time home seller in Colorado and Iām trying to figure out if this is normal or not.
We listed our house and got a cash offer in just a couple days from someone out of state that did a video tour with their agent. Our agent pulled our house off the market as it was under contract. Buyers flew out to see the house and terminated contract based āon inspection.ā Their inspection. No formal inspection was done. They said it was because two windows were broken. Something they already knew.
Our agent lists our house again. A week and a half later we accept an offer. Our agent takes it off the market as it is now under contract. The buyers now want to back out because they canāt buy the lot of land next to ours. Land we donāt own. This was never in the contract or discussed. Something they sprung on us after the fact. No inspection has been done yet. Our agent said they would get to keep their earnest money.
Is this right? And what is earnest money even for then?
Combined, our agent will have taken our house off the market for a month with offers that werenāt serious based on no fault of our own. Our agent is younger and inexperienced and Iām wondering if we can break the contract with our agent and go with a different agent.
