A first time home buyer and looking to engage a builder. We are having discussions with two builders and both have spec homes and spec floor plans. Our preferred plans are variation of their existing floor plans. Looking for inputs on following: The preferred builder is quoting net 15% more for ‘custom home’ compared to similar spec home listing. We are asking them to keep the spec config and just add the cost of incremental changes, which should be 105%. What is a justified premium for custom home? Second we are dealing directly and don’t want to engage a realtor, their spec has 3% buyer commission, can we ask them to adjust that in the transaction? Given the market unpredictability where else can we negotiate?
