Easement law in MA

I am buying a house that is currently being built. The house has a good size yard, only issue is that the house grants an easement to the house next door. I will be losing some yard space, (about 10 ft x 100ft). I don't mind granting an easement at all, I just want to know if easement can be terminated, also do I still have a right to do anything I want with that easement area? I kinda want to put some privacy trees on some areas of the easement, just to make it a little more private.

Anyone have experience with this?
