I'm having an issue with my property line and need some advice. When I bought my house, I didn't know that a small portion of it was built on my neighbor's property. Also, her entry stairs and part of her house are on my side. A survey revealed that she's about 11 feet into our lot, and we're about 8 feet into hers.
We had surveyors look into adjusting the lines, but they mentioned that the adjustment might get rejected and suggested an easement might be a better option. However, I'm hesitant because I thought easements were typically for access, and in our case, parts of our house are built on it.
We live in Los Angeles County, and I'm unsure how strict the regulations are. We live on a hill, making it hard to decide where an easement or property line adjustment would be best.
Could you share any pros and cons of each option? I don't want to make a decision that could negatively affect me in the future. My neighbor is older and plans to leave her house to her kids, so she's pushing for an easement, fearing the property line adjustment might get rejected.
One more thing: there seems to be some unpermitted work on both houses, and we're worried the city might inspect and fine us for any unauthorized work.
