Elderly mother wants to sell dilapidated mobile home on very valuable land

As stated the home is dilapidated. The land is very valuable with million dollar new construction homes popping up all around her. What challenges are we looking at? Can it be sold as is or land loan only? My mother is elderly and cannot do repairs. The home is detitled.
