About to be under contract for primary residence.
Listing price $475k, offer $500k with inspection and mortgage contingencies in place.
The house seemed like it was in OK condition during our viewing, however had a musty smell in some areas.
We are looking to schedule an inspection this coming week. We live in an area with tree diseases and are also scheduling an arborist to check whether the trees (that are many surrounding the house) may require trimming or maintenance for safety.
What are examples of fair costs to negotiate post-inspection?
If it turns out that we find problems that need to be negotiated, how can you negotiate? I’ve read that you can ask for seller credit, closing costs, or mortgage points. How do these work and what are pros/cons?
Note: we have not had a good experience with our agent, so while we will ask her these questions as well, we are also looking for other advice.
