First time buyer

I posted once and after some replies, realized I did not give enough information. My husband (28m) and I (25f) are looking to buy a home but unsure of how to go about it. I am contacting a lender and some realtors today but my husband and I are both illiterate when it comes to literally everything so I don’t want us to be taken advantage of. We are currently staying in my in laws old home that we have been renovating and paying them what was owed on the house as we were told and under the impression that this was going to be our forever home, but they are now getting divorced and we are being forced to move so we do not have a lot of time unfortunately. A down payment is not an issue, we are trying to stay under 300K just to be safe until we speak with the lender for pre approval. We are in the West Texas, Permian Basin area. We are unsure of if we need to buy used that has been mildly renovated, buy new which the builders here are Betenbough and DR Horton, purchase a mobile home with some land as some mobile home dealers here will make a deal for both as a sort of two in one. Any advice is greatly appreciated.
