First time home buyer seeking advice

Hey Reddit, seeking some advice has a first time buyer.

We put in an offer for a property priced at 340K, and offered list price and requesting a home warranty, agents fees and closing costs assistance. The seller countered no warranty, no agents fees and only 2K towards closing costs. Its been on the market for 6 months.

We are doing a conventional loan, 20% down, and the house needs a good 10K in upgrades and fixes. Our realtor said they are insane and said we could try countering again or looking at other properties since they didn't seem very willing to make concessions. We've decided to walk because I'm concerned with paying an additional 10K in repairs, up to 10K in closing, and the agents fees.

Are sellers no longer willing to pay agents fees or help with closing costs? What should I reasonably be looking for in terms of buyer incentives?
