First time homebuyers - pre-approval

Just started seriously looking at houses. We are looking to get pre-approved for a mortgage and I've been reading a lot online and I'm seeing two different opinions about pre-approval.


  1. Just go anywhere: it should be free and only a soft pull and if it isn't, run away.


  2. Go somewhere local: they will likely do a hard pull and actually look at what you submit. Realtors/sellers want to see an offer from someone with a pre-approval from somewhere like this.

Emailed a local credit union with good reviews and response was a bit generic. Told that they do a credit pull and have a fee but no specifics of how much and didn't answer some of the questions I asked in the email. Assume the cost will be reasonable but I've seen a few comments from some to say run away from places that want to charge you.

I plan to shop around once we find something.

We haven't looked for a real estate agent yet, who I'm sure would help us with issues like this, but I also feel like we're not quite sure how serious we are yet. Right now we plan to be very selective and wait for something we both love. And we understand that the perfect house for the perfect cost probably won't happen but I'd like to start looking so we can better understand what we want before we feel like we need to move and have to choose in a limited timeframe.
