I’m looking to rent a house soon (me being the tenant). The house is currently occupied with a tenant and it won’t be available for a few weeks. What’s the normal process/steps to rent? I ask because I have already submitted an application and proof of income. And they emailed me saying they’d like be to bring the deposit in to their property management office (the place is legit).
I’m going to call soon to tell them I’d want to do a walkthough first before giving a deposit. And I’m assuming they could send me a copy of the lease and HOA rules beforehand as well? Any advice on the normal order of operations would be greatly appreciated, or any other tips. (Such as 1st application, 2nd walkthough, 3rd give deposit/sign lease, 4th give first month’s rent/get keys, etc). Just looking for clarification before talking to them.
Also, if I’m get to do a walkthrough while the current tenant and their stuff is there. Later on, whenever I pay the deposit and first month’s rent, get the keys, and officially go in there. If I notice anything truly bad/major after the tenant’s furniture is out, is it possible that I could back out and get the deposit/1st month rent back?
