I need to sell my home to move. I'm in Virginia.

I mentioned this to a neighbor and they offered me a fair price right on the spot. I do not believe I need a realtor in this case if I'm okay with the offer.

All I need to know is how to go about actually selling it. Is there a resource that tells you how to do this step by step? Are there reliable fill in forms that Incould use. Will my mortgage holder help me through the process at all?
