Homebuyer here. Will give a TL;DR bullet point overview:
100% understand that a geotech / structural engineer would have proper assessment as that is ongoing.
My question to engineers or homebuyers whom underwent same process is: What remedies exist and what cost tier (low, mid, high) did they fall under for you involving a “single” corner of the property?

- Small property in New England, less than 2000sq ft
- Ranch / prefab built only 50yrs ago, basement above ground
- Vertical crack in concrete foundation (3ft, 1.5” wide), previously filled professionally but poorly done, and nothing else fixed in structure
- Settlement in corner of him caused by crack
- Basement side door does not close properly due to foundation movement and two small windows also displaced / settled
- Most of town properties are on ledge, including this, but is suspected that some land was filled which caused the settlement in the first place
