I'm looking into property mgmt companies for a rental house of mine and in most of the contracts it states that if we sell the property during this agreement or within 180 days after termination that they will have the exclusive right to sell the property on our behalf and receive a 6% commission.
We don't plan on selling for awhile but just wonder if others who have sold after using a property mgmt co. went about it? Did you just wait out that 180 days and maybe manage it on your own with new renters? Or just use the company?
When selling properties, I've always used redfin, who only charges ~1%. The house is worth ~$700k, so that 5% difference is $35+....
