GA Workforce Housing- how to qualify

I have been living with my boyfriend for the last 2 years. Surprise, it didn't work out. I'm having difficulty finding a place I can afford that is in the area code I work in or close (I live in a walkable city). I found the perfect place but its workforce housing. No students. Well, I am a student. I was reading that there are sometimes exceptions to this rule. I do have a full time job as a teacher/tutor to at risk children. I am a GA resident. I qualify for federal work study, I qualify for other assistance programs in GA. I need this place. I don't have much help from my dad, other than he can co-sign for me if necessary.

Is there a way I can ensure qualification to this program ?
