Having a tough time selling my home in Deltona, FL

I’ve been trying to sell my home for about 1.5 month now, and despite having 4 showings, I haven’t received any offers. I’ve already dropped the price (it’s still below others in the neighborhood), but it hasn’t brought in more buyers. Is this just a bad time to sell in Florida, or is there something else I could be doing?

I originally tried selling as an owner and got no responses, so I listed with a realtor. We’ve done 3 open houses, but no bites yet. The house is 2 years old in a new community with about 10-15 homes left, builder might be offering incentives, but our home has some great extras that could add value: Premium collection finishes, Gourmet kitchen with all appliances included (fridge, washer, dryer – which the builder doesn’t provide), Water softener and RO filter

The house is practically brand new and in excellent condition, so I don’t understand why it’s not attracting more attention. Any tips or insights on what I could do differently to get this house sold?

Update:

Thank you all for the helpful comments and advice! After considering everything, I will either make a price adjustment or wait until the builder finishes in a few months to reduce the competition. It seems like the upgrades I’ve included aren’t enough of a selling point compared to the benefits of a new build, like lower interest rates and insurance. I’ll discuss these options with my realtor and see which approach makes the most sense. Thanks again for your input – I really appreciate it, and I’ll keep everyone posted if there’s any progress!

I’m going to take some time to focus on next steps, so I’ll be holding off on any more responses for now. Thanks for your understanding!
