Hello all and Happy New Year! Well we are buying a house in Dallas. Original price 459k, we offered 449k and 10k in closing costs and was refused and countered 456k and 3k in closing costs. I walked with the home inspector I hired and these things were his major concern. My question to all is, what would be a good counter offer for repairs on these.
Ok perfect. Greg said the report should come in by tomorrow but I was able to walk with him and showed me his biggest concerns.
-There is bulging on the floor in front of the dishwasher. He did not see leaks by dishwasher or underneath sink but he said it could be leaking underneath where we can’t see it. Also dishwasher did not run.
-one of the fans In guest bedroom is wobbly.
-furnace stack pipe is very wobbly and looks disconnected so he recommended to be attached properly and secure in attic.
-roof has some damaged shingles but didn’t say how many.

plumbing underneath master bathroom sink is leaking and said plumbing looks like they did it cheap. Also the faucet for the tub is very wobbly and needs to be fixed to make sure there are no leaks.
there needs to be electrical gfci outlets in bathrooms and one of them doesn’t work on a secondary restroom.

pool filter casing is leaking. Also pool light is not working and needs to be inspected to make sure it is not high voltage. Plaster on pool is old and needs to be done.
he was not able to test sprinkler system. He recommends it is tested after house is sold because of the realtor sign on the ground but that should be a stipulation for sell of house.
-roof has some damaged shingles but didn’t say how many.
