Homebuikder has a Buyback program. Is it smart or a ripoff?

Wanting to move to be closer to work and saw this builder in our area have a program where they will sell your house and use the equity to apply to a new home with them. Is this a seamless process or more stress? Just looking for opinions if this is really as advantageous as it seems since I would need to sell my current house to afford the 20% I would need to close on another house.
