We are in contract to purchase a house in OH. Listed at $600k, we offered $600k. It appraised at $570k. Our realtor never mentioned this might be an issue and perhaps fault to us but my husband and I thought it might be an issue when we realized every house in the last 3 weeks has been selling under list price. Our realtor never provided comps. So the market is shifting.

We’ve had issues with these sellers from the beginning including them being initially unwilling to negotiate structural repairs for problems they admitted they “forgot” to put in the disclosures. Our realtor hasn’t been our best advocate but we’re stuck with him so trying to work through this with him. He sent the sellers the appraisal report Friday at 10am. He didn’t send any signed document requesting a change in purchase price. He says we now just have to wait. Closing is July 19th and our current house closes July 18th. So we need to know for logistical purposes sooner than later.

What’s a reasonable time to give the sellers to respond? 48 hours?
