Having a ton of trouble with this decision.
We are in a HCOL very competitive area
We had successfully won a very competitive bidding situation for a house (>12 offers) however my office announced an RTO right as we closed. I have someone willing to buy that house from me for a decent premium. The premium is cut a lot due to taxes.
We are stuck between selling and trying again in the market for a more convenient location vs keeping this one.
Current house we won: Suburban Affordable for us Beautiful house ~1-1.25 hr commute each way Family about 5 min away who want to help with kids Good school district
If we sell City or dense suburban Target ~30-50 min commute Probably have to pay a big premium for that $500k plus Maybe end up in a townhouse at that price anyways Market is crazy competitive lost to cash buyers on that area several times earlier this year We have a bit more cash to use
I think I’m partially paralyzed because of giving up a sure thing that we liked but that has a bad commute. Also I can’t make the same profit if I sell later. We currently are in a not good school district and feel like we need to leave
Anyone have any wisdom?
Also just to be clear since it’s confusing
Question is do we sell 2 and try to buy again with good schools but approx 30 min closer than house 2

- We own our old house but bad district about 20 min commute - would sell this
- Bought a new house good schools long commute. Haven’t moved yet. Someone wants to buy this at a premium from me.
