How much does being next to a blighted property affect a home's value?

I am in Northern Wisconsin. I am buying my ex out of the house that we shared and we are trying to come to an agreement on price. This house sits next to a house that burned and is unoccupied. The realtor who is advising my ex is insisting the zillow value is accurate. I'm pretty skeptical of the zillow price because it doesn't take into account the blighted property next door. We're talking a $125-160k house. How much does being next to the blighted property next door affect the value of this house?
