My friend, my partner, and I want to all live on the same lot. Friend owns lot outright (no current loan), and there’s an old house currently there. We want to tear down the house and put up a manufactured duplex with a casita for guests.
I work in planning so I’ve checked the zoning code and only detached single family + ADU is currently permitted. Duplexes are not even conditional uses.
So here are the questions: 1. Is there a way to build a house that’s functionally a duplex but technically a single family home? 2. What creative ownership structures exist that would allow my partner and I to build equity without putting the friend at too much financial risk? We don’t want to subdivide and take a portion of her property, but we also don’t want to just be renters still until it’s paid off and walk away with nothing. 3. The city we live in is considering updating the zoning to allow for higher density, but it’s going to be an uphill political battle. Has anyone seen a successful citizen-led property redone to a multi family zone when the rest of the family is still single family?
