How to Sell and ASSUMABLE Loan

IM looking for info on selling my home for a flat fee in the ATX Area! 350k mortgage at 5.5% interest for a flat fee of less than 20%. I have heard that I have to put the home in a trust first via a quit claim deed.

Does anyone have experience on this??
