35 year old house that has been updated, bu, currently, has very minor seepage from an outside exterior wall due to completely deteriorated exterior foundation sheathing from age, so the masonry block is openly exposed to the elements and when exposed to heavy water, small traces penetrate through the block. Excavation is needed, and new sealant installed to fix the issue. A contractor has given us a quote already, but is it possible to sell a house as-is with disclosure, and how exactly would a potential buyer be able to finance it? The quote for repairs was a low of 10k and a high of 15k since a lot of excavation is needed. The house is otherwise clean, well maintained, and was remodeled in recent years. This issue just reared its head, and what are the odds that we were preparing to sell it next month because we're relocating for work, and had a realtor lined up for an appointment Unfortunately, we are not in a financial place to do this repair, but we also are in a relocation time crunch. From those with experience, or knowledge, what are our options for selling for a reduced price, as-is or with disclosures? Do lenders finance homes with these sorts of issues? Thanks in advance
