Assuming for this theoretical example that there is a standard lease for a typical apartment building owned by a professional management company. On the lease is a tenant and a guarantor, but the guarantor is not a named tenant on the lease.

Let’s say that the enant doesn’t pay the rent and the guarantor doesn’t either. The tenant is thus evicted.

Will the eviction go on the record of just the tenant or the guarantor and the tenant? Also, what is meant by record, is it credit report or some sort of housing report?

If the eviction will go on the credit or housing report of the guarantor, can the guarantor pay the back rent of what was owed before the eviction and what is remaining on the lease to not have it on their credit report or housing record after the eviction?

If the guarantor does not want to be guarantor anymore on the lease, can they pay the remaining rent so the management company can end the lease of the tenant, even if the named tenant does not want to end the lease?

Please note, this is a theoretical example, I am not a guarantor nor do I want to be one. I say this to try to stop the comments that will solely say “don’t ever be a guarantor” without actually answering my questions. Thanks
