If you do deep cleaning, decluttering, and make repairs spots as clean as possible, and don't to the actual repairs, I understand you will lose more money than the actual financial cost of the repairs. However, does not doing repairs make realtor's job more difficult, and in what ways? Since I'll be losing money for not doing repairs, that will reduce his commission. If you don't do repairs, you reduce the price accordingly, and does that necessarily make it take longer to sell? Depending on what the repairs are, it may be worth it to see how much money buyer will want. As a seller, there can be more cost than financial cost when doing the repairs.
