We are in contract on a house and the home inspector found some issues that he deferred to further evaluation but really thinks are nothing. The external horizontal crack is between the concrete and brick so seems to be an issue of separation between dissimilar materials. The concrete is textured and appears to be the parge/stucco coat. The cracks in the brick appear mostly vertical with a single brick over stair step. They also appear to have been repaired previously. We can’t find a structural engineer in the 60 mile radius to evaluate the house. We plan to have a foundation contractor and masonry contractor come out to evaluate. But I’m curious if anyone has seen anything like this. It seems the house maybe settled once and the bricks cracked and some water got in between the brick and concrete seal and cracked. So they will need to be repaired regardless but we are of course concerned about foundation issues. The inspector didn’t seem concerned but of course has to CYA.
