Our offer got accepted contingent on our house selling. We got our house on the market days after our offer was accepted had an open house along with many showings. We know our roof is old so we got a replacement quote and priced accordingly. The offer we accepted was full price however with inspection. Inspection came and the inspector noticed some hail/wind damage so the realtor called his contractor friend to get a second opinion. They felt we may have a claim and we have had some higher winds this season but no hail. To us it was a reach but we did file a claim and agreed to paying $1,500 deductible if approved. The adjustor came and we got a call back from insurance they will only replace a shingle and one other item (so less than our deductible). The contractor friend of the realtor was adamant he can try to “fix” it and confirm the shingles are discontinued therefore get the entire roof approved (we are in MN so he says this is possible). We had extended the inspection period but we needed a resolution to go pending and satisfy the sellers of our “hopefully” new house. We are at the point where the contractor is still trying to work with insurance. Does this feel scammy to you? Contractor is friends with realtor and also couple buying the house. I do think they want the house but how hard they are pushing this insurance angle just gives us a bad feeling.
We are pending now and said if insurance falls through they’ll increase purchase price to the appraised value and we will pay for the new roof/difference. We are just frustrated because there is no urgency on their end and we are really bending over backwards for them because we really want the house we have an accepted offer on. Closing is in a month and I am feeling this will still fall apart if insurance is not approved. We are on the hook now for the roof regardless but we feel it was a mistake on our end and we had blinders on because of how much we want this other house.
Anyone have a similar experience with insurance claim after inspection?

We are pending now and said if insurance falls through they’ll increase purchase price to the appraised value and we will pay for the new roof/difference. We are just frustrated because there is no urgency on their end and we are really bending over backwards for them because we really want the house we have an accepted offer on. Closing is in a month and I am feeling this will still fall apart if insurance is not approved.
