Is this weird realtor behavior or is it normal? Bogus offer or worth entertaining?

Our home is currently on the market 15 days (PDX). We are in a contingent contract on our new home. Our home was initially listed for $710K, dropped to $700K 4 days on market after just a couple of showings and re-evaluating comps. Have received mixed feedback of equal measure that the home is well priced and that it is significantly overpriced, and I have little faith at the moment that our realtor is confident in what he is doing, but that’s a different conversation entirely. We’ve had roughly 12 showings in 15 DOM. Dropped again to $690K yesterday and we just received our first offer. Is their realtor being weird? Is this a strategy? Is it normal?

  • Realtor viewed home for remote buyer on Thursday. Sent video to them and said they loved our house and were debating between ours and another.
  • Buyer then flew out to view the house on Monday. Their agent said they loved the house but he encouraged them to sleep on it.
  • Realtor told us on Tuesday that an offer was forthcoming in a few hours and they wanted all of my furniture and decor as well because the wife was enamored with it. Also Said that if we couldn’t come down in price they’d probably just buy the place down the street instead which is listed for $674K but at $321 per sqft while we are at $271 per sqft and comparable but significantly updated by comparison.
  • Offer never came through, and instead he left our realtor a vm stating that he couldn’t find any comps to justify our valuation and that we should be listed significantly below asking, so his buyer would be sleeping on it again.
  • On Wednesday morning the buyer signed an offer for $30K below asking with an FHA and 3.5% down, which her agent gave to ours on Thursday (yesterday). He then asked our agent not to respond today because he wanted a day off. (I get realtors need time off too, but is that a normal thing to do to your buyer when an offer is freshly in play?)
  • He also advised us to “feel things out” this weekend since he saw our price reduction and gave us until Sunday to respond.

To me it just seems really odd, as if he does not give two shits whether his buyer gets this house, and almost as if the buyer doesn’t care much either? But how do you not care about getting a home you love so much you want all of their decor and furnishings, too? Should I be concerned that he’s encouraging us to feel out the market? I feel very confused because either he’s right and our realtor is clueless, or he’s just playing games. If we’re that far off on market value, then why do we have decent showing activity with repeat visitors and an offer on the table? If we’re not that far off, why is feedback from those realtors who have commented on price 50/50?

I get that markets can change quickly and sometimes it’s complicated but I’m sort of questioning both their agent and ours at this point?
