Lots in Mobile Homes Communities: Good Investment?

How about purchasing a lot in a mobile home community, allowing someone else to put a mobile home on it, and charging lot rent? Does that sound like something that would be a good investment? It seems less involved that purchasing a mobile home itself and paying someone else lot rent or even purchasing land and putting a mobile home on top of it and renting it out. Just rent the land out. Thoughts from any investors who do mobile homes? Thanks in advance.
