My parents are elderly (81,82) and want to sell their only 3 unit investment property. My mom has been begging my dad to sell if for year because it's such a hassle now. Finally he has agreed.
Anyway, we have a non-paying tenant who has applied for SSI benefits and is waiting for a payout. She hasn't paid rent in a year. The tenant is a long term tenant (15 years), was always a good tenant and my dad feels bad for her situation, so here we are.
Anyway, I don't believe my dad will receive a dime of the money he's owed on rent and should just cut his losses. I have created all the paperwork to move forward with an eviction starting in February.
That being said, my dad would also like to put the property up for sale in April. What's the advice on selling a property with an eviction in progress? What kind of concessions should we be considering with an eviction in progress?
