Maceda Law Refund Computation

Hi Good day! ask ko lng po if meron kayo idea about maceda law, meron ako kinuha condo and paying for more than 2yrs na po, promising kasi yung pg convince ng agent ko na close friend ko pa na ibbenta daw nya before mg turnover (flipping) but never even made an effort to atleast ibenta nya and i struggle a lot sa kkhanap ng agent till ilang months nlng pra ma turnover ang unit but sadly di ko kakayanin ung monthly mortgage sa bank and all the other expenses pa so i decided to let go. So ngyon ang alam ko maceda law will give you back half payment dun sa binayad mo pero na shock ako sa calculation refund ng real estate:

Total Principal Payment 820,279.00 Deductions: Reservation Fee 30,000.00 Marketing Expense 15,000.00 Admin Charges 10,000.00 Penalty Charges 1,204.00 Opportunity Cost 435,673.00 Total Amount 328,402.00 Refund amount (maceda law 50%)164,201.00

Aside sa mga charges na need ko pa e clarify lalo na yang reservation fee, surprise ako sa Opportunity cost na sa sabi skn is 10% deduction sa Net total contract price dahil daw nasa RFO pa ung unit ko, and yong sobra pa na 300+ dun pa nila hinati ang 50%, grabe dismaya ako na sa ganun kalaki nhulog ko kkarampot nlng ang refund na mkkuha ko. Baka po sa mga nka experience na mg maceda law or may idea po if fair po ba to binigay sa akin na calculation? Maraming salamat po. Vistaland po ung unit ko (Camella) located sa palawan.
