I notice that a lot of people in this sub get super stressed about the mortage approval process. If you are able, I highly recommend that you begin working with your preferred mortgage lender before you begin looking at homes and ask if they can provide an underwritten preapproval. We did this and the process has been so easy. My loan officer collected all documentation and information that would be needed before we found a home; we knew the area we wanted to be in, so I was able to get a detailed loan estimate including taxes and an underwritten preapproval for an amount that we felt comfortable with. We looked at some houses in that range and made an offer using the underwritten preapproval - it was accepted and was our first offer made, and the seller did receive other offers. This was on June 21st - one week ago. The appraisal and inspections were done this week and we received our mortgage commitment letter today, with a closing date of July 16th. The only items I had to submit to underwriting between the offer being accepted and today was my our June bank statement and the insurance policy info for the new house - no back and forth with questions and clarifications as I had already explained a ton to our LO based on what he felt underwriting would inquire about, no additional paperwork beyond what the loan officer already had me submit, nothing. I was stressed thinking about the process when we first started but everything has been so organized and quick.
