Need to buy, 10k down

We wanted to wait one more year and save a total of 15k but it’s been impossible to find apartments to rent to us. We have a place that’s crappy but we took it to pay down our debts. We’ve gotten A LOT paid down besides my 16k in student loans and a repo from 2020. Should we try rent to own or maybe an owner? I don’t know how much luck we’d have with a lender. What are our options besides FHA loans?
