North Carolina.
Buying a house for 600k. Offered all cash asking price, with high due diligence $ in order to beat the other offers, and using dual agent. Got the offer accepted - highest competing offers were financed but same purchase price.
After home inspection, there are about ~$5k worth of repairs needing to be done according to general contractor quote. Is it wrong for me to ask for $15k off the purchase price since my offer was the only all cash offer, had highest due diligence $, AND saving the seller money by using dual agent?
I was told by agent that the contract should not be negotiated during this period , and that it is only meant to negotiate repairs needed based on the home inspection.
I am still learning and just want to know what other professionals think.
