North Austin Metro Market Softening? Are sellers and their agents being realistic?

Anyone with experience in the North Austin Metro/Williamson County Market? I’m looking at 3 houses all of which are great for my needs, in older established neighborhoods, but they are about $50k over budget. Two have been sitting on the market for 2 months, one has been on the market for 7 months, no offers, multiple open houses, multiple price reductions. They are resale houses so no financing incentives. There is a considerable amount of inventory, and new houses are going up at an alarming rate. Is this market softening like the Austin market and the areas south of Austin? Also, if you have any tactics for getting your lower offer accepted those would be appreciated, I know each seller is different and has a different motivation for selling.

Current listing range is $680-650k would offer $600k for one, would offer $575k on the other two.
