Our offer was accepted and while doing the inspection we found some things. The real estate agent advised her client redid the bathroom himself, and then after finding the leaking master shower tub and shoddy work they reversed and advised a contractor did it.
Visible water dripping into crawl space below, humidifier, 2x4 screwed to subfloor to keep part of soft subflooring from bottoming out, visible stains and molding. Also fresh caulk in shower tub.
Sellers want to use their contractors to come provide quotes. To me it sounds like they’ll provide low ball quotes from their ‘guys’. My assumption is they’ll attempt to quote to fix the shower but in my mind the whole shower would need to be ripped out despite if they can fix the tub and sub flooring in anyway and save the upper portion.
Am I paranoid or is using sellers agents guys for quotes a way to lowball negotiation price/ fixes? We advised we want our own people to do the work in the long run.
Also in anyone’s personal opinion, if a custom tiled shower leaks in anyway doesnt the whole thing need to be ripped out?
