After 40 days on the market in Philly and lowering 75k, house finally got 2 offers. First one is 10k below ask and other is 25k below. In addition to that they both want to do stucco tests which if comes back an issue would be an additional 30k off proceeds. So frustrated.
In a really tough spot because I already signed for a house I thought I could afford but after all this will be down almost 125k. Will basically have to take out a loan on 401k for emergencies. I know. Not smart on my end. But the market where I bought was insane.
Any suggestions on handling the offers ? I have a realtor. Waiting to see hear back from her but wanted to see any other ideas. She had warned me about the stucco but wonder if I can get out of that somehow. These lower offers are crazy though. Other houses in the area have gone over but I guess because it was sitting they figured to go low.
