Our house was listed Thursday AS IS. We’ve had 2 showings with an offer from both. First offer is $10,000 over asking with partial conventional loan financing and the rest cash from the sale of their home. Double amount earnest requested. Hence, contingent on the sale of their home which lists this week. Benefits of this once mean that appraisal won’t be an issue as they’re paying a lot down so they’ll cover if there’s a gap. 45 days to close from signing offer. 8 days inspection period. Financing has already been approved. They sent a love letter which we haven’t read. They actually came and viewed the house twice in 1 day. The second offer is FHA loan $10,000 over asking with $15,000 seller concessions and appraisals repairs not to exceed $2,000. Requested amount of earnest down. Financing pre approved. We rejected the 2nd offer due to seller concessions. Even though it’s early in the process we’re seriously considering the first offer especially due to not having to worry about how the appraisal turns out. We have until Monday to decide on the first offer. We have another showing tomorrow.
