The renters who just moved in to our property through our property management company, flooded our 2nd floor because they left or forgot to turn off the bidet overnight. Today is the 4th day.
Our property management company is really not good in giving us update with the situation. So, we decided to contact the restoration company directly, they stated that the management company didn’t give them an insurance claim number and instructions as to how to proceed aside from putting fans to dry up the area. The entire second floor is leaking water down to the first floor. We need them to open the floor/walls so it can breath and suck the water out.
Now, our property management company easily recommended that we/homeowners should “take over” the issue and file a claim to our home insurance. Is this right?
Property management company won’t provide temporary accommodation to renters, and renters won’t move out and kept interrupting the restoration process by turning off the fans placed by the restoration company.
Plus, our management company never supplied us a copy of the current renters’ lease agreement. We are requesting but it fell on deaf ears.
Help! What should we do? Worst case, can we sue property management company if they don't fix the property due to renters negligence water flood? Please let us know what to expect on our situation. We really appreciate all your responses, inputs, recommendation.
