Question about selling a home

Just a quick question for the internet.

TLDR: What are the risks/concerns with selling directly to someone and skipping a realtor?

My grandmother is thinking about selling her home. She was fortunate enough to buy beachfront property 50 years ago before the area was in high demand.

Now that word has gotten out that she might sell, she is being approached by many people saying that they are interested in buying her property. They are suggesting that she skips hiring a realtor to avoid the fees.

Obviously, these people’s intentions are less than pure, but I am trying to figure out exactly what kinds of risks this would expose my grandmother to.

The obvious one is that they lowball her and she accepts, but what risk is there if we hold firm on a price and they accept?

Are there any behind the scenes things that a realtor would take care of for the seller that we might overlook if we do not hire a realtor?

Thank you so much for your help! Ultimately this isn’t my decision to make, but I can at least try to make sure my grandmother isn’t taken advantage of.
