I am preparing to sell my home, and we had originally agreed upon a 4.5% commission. Now he is claiming that it is going to be more difficult to sell our house at that commission vs 5% because buyers realtors will be less incentivized to suggest our property to their clients or they may dissuade their clients from viewing our property.
We will be listing around $550k. Is my realtor being honest with me? While $2,750 (5% vs 4.5%) more isn't a massive sum, It's frustrating knowing I will be giving away $24,750 (4.5%) to these realtors for what seems like little to no work.
Bonus questions:
I've seen some discussion of working with realtors using flat fees. With that, I would just agree to specific costs for paperwork, showings, etc? Do buyers agents receive nothing from me then?
