Been a long time since I've bought a house but I'm starting the process. The agent in Tx that I've been speaking with sent me a Texas Buyer agreement form. In it states that,
'If such person refuses or fails to pay broker the amount specified (3%) client will pay broker the amount specified less any amount broker receives from such person.'
Is this a normal clause? I don't recall (but it's been over 25+ years) of ever being responsible for the agents commission if the seller or their agent refuse to pay them. Wondering if I should look for other agents?
